At Herndon Title
we can assist you in obtaining title insurance for residential
or commercial property. Title insurance affords protection from
past events that may adversely affect an owner's interest in property.
The following is a list of some of the services we perform:

Exam
Herndon Title will order a title search for the
property which is being purchased, sold or refinanced. This search
will determine if any defects or liens exist against the property.
If there are any encumbrances, we will work with the necessary
parties to attempt to have the liens removed before settlement.

Binder
After the title search, Herndon Title will issue
a title commitment/binder for the purchaser or owner and the lender.
The commitment will show the status of the title and the requirements
for issuing the title policy.

Policy
After the closing, we will verify that the new mortgage papers
have been recorded. We will then issue a title insurance policy
to the lender and to the owner if the owner chooses to purchase
a policy.
